The Most Important Rooms to Stage

If you’ve recently been thinking about selling or renting your home, it is important to know how to fully prepare for listings.  Most home sellers are trying to sell their properties as quickly as possible, and with our busy lifestyles, it’s difficult to get every square inch of the house in tip-top shape for possible home buyers.  So, choosing the right rooms to stage in your listings becomes a vital aspect for selling your home.

Now you’re probably wondering which room you should stage.  According to The National Association of REALTORS’ 2015 Profile of Home Staging, the most important rooms to be staged are based on a survey conducted by real estate buyer agents.  Their survey noted that the living room is the best room to stage for listings, closely followed by the kitchen and master bedroom.  So if your living room, kitchen, or master bedroom need any last-minute touches before you place your home on the market, make sure you do so.  Be sure these rooms are squeaky-clean and that there is an adequate amount of light coming through (or at least an allusion of light). You don’t have to put too much time or money into these rooms, just make sure that they look properly presentable and that you pay attention to the details in each room.

According to an article written by Melissa Dittmann Tracey and published in REALTOR Magazine, “…staging can influence buyers’ perceptions of a home and even the home’s perceived value,” (Tracey, The Most Important Rooms to Stage in Your Listings).  Therefore, if you take the opportunity to make at least two rooms in your home look aesthetically pleasing for your buyers, you will most likely have greater luck selling your home.  Tracey goes on to suggest “that the seller declutters and fixes any property flaws,” (Tracey, The Most Important Rooms to Stage in Your Listings).  Nobody wants to buy a home filled with flaws, so make sure you do your best to put your house back in tip-top shape.
